Burj Al Arab Closes for Major Renovation 2026

The Burj Al Arab closes for 18 months of full renovation. Discover what changes Parisian designer Tristan Auer will bring to Dubai's most iconic luxury hotel.

Burj Al Arab hotel sail shaped tower on Jumeirah Beach Dubai luxury landmark

For nearly 3 decades, the Burj Al Arab has defined what luxury means in Dubai. The sail-shaped tower rising above Jumeirah Beach has welcomed heads of state, celebrities, and travellers from every part of the world. Furthermore, the Burj Al Arab has served as the most recognised symbol of Dubai’s ambition on the global stage. Now, for the first time since its opening in 1999, the hotel will close its doors completely. An 18-month renovation will transform every element of its legendary interior, under the direction of acclaimed Parisian designer Tristan Auer.

Why is the Burj Al Arab closing now?

The Burj Al Arab opened in December 1999 and has operated continuously for over 25 years. In that time, the hotel has received partial updates to specific areas, but never a complete transformation. Jumeirah Group, which operates the property, has decided that a full renovation is now necessary to maintain the hotel’s position at the top of the global luxury market.

The decision reflects a broader trend in ultra-luxury hospitality. Hotels at this level must continuously reinvest to meet the expectations of a new generation of high-net-worth travellers. Consequently, an 18-month full closure allows the renovation team to work across the entire property simultaneously, without the constraints of an operating hotel.

Who is Tristan Auer and why was he chosen?

Tristan Auer is one of the most respected interior designers working in luxury hospitality today. Based in Paris, Auer has completed projects for some of the most prestigious hotels and private residences in Europe. His work is known for combining classical European craftsmanship with contemporary design language.

Jumeirah Group selected Auer specifically to bring a fresh international perspective to the Burj Al Arab renovation. However, the design brief requires Auer to respect and reinterpret the hotel’s existing identity rather than replace it. As a result, residents and visitors can expect a transformation that honours the original vision while introducing modern luxury standards.

Furthermore, Auer’s appointment signals that Jumeirah Group intends to position the renovated Burj Al Arab as a design destination in its own right, not simply a famous building.

What Dubai residents say about the Burj Al Arab closure

Layla Al Mansoori, Hospitality Consultant, Dubai

“The Burj Al Arab is not just a hotel. For Dubai residents, it is a landmark that represents the city’s identity. When I heard about the closure, my first reaction was surprise. Then I understood the reasoning completely.

A building of this significance requires investment at the highest level. The choice of Tristan Auer is an excellent signal. His reputation in European luxury design is outstanding. I expect the renovated hotel to set a new global benchmark for luxury hospitality when it reopens.”

What will change inside the Burj Al Arab?

Specific details of the renovation remain confidential at this stage. However, industry sources indicate that the project will include a complete redesign of all 202 suites, the hotel’s signature atrium, its restaurant spaces, and its private beach and pool facilities. The renovation will also address technical infrastructure, including lighting systems, materials, and sustainability features.

The Burj Al Arab is known for its extraordinary interior details, including gold leaf surfaces, dramatic colour combinations, and oversized spatial proportions. Tristan Auer’s design approach is expected to refine these elements rather than remove them. Additionally, new technology integration and updated wellness facilities are likely to form part of the final design.

How will the closure affect Dubai’s luxury tourism sector?

The Burj Al Arab generates significant revenue and international attention for Dubai’s tourism economy. Its temporary closure will redirect ultra-luxury visitors toward other five-star properties across the city, including the Atlantis The Palm, One and Only Royal Mirage, and the Four Seasons Resort Dubai.

However, industry analysts do not expect a significant negative impact on Dubai’s overall tourism numbers. The city’s luxury hotel supply has expanded considerably in recent years. Furthermore, many travellers are likely to plan visits specifically around the hotel’s reopening, creating a surge of demand when the Burj Al Arab returns.

When will the Burj Al Arab reopen?

The 18-month renovation timeline places the expected reopening in late 2026 or early 2027, depending on when the closure officially begins. Jumeirah Group has not yet confirmed the precise start and end dates publicly. Dubai residents and international travellers should monitor official announcements from Jumeirah Group for confirmed dates.

The reopening is expected to be one of the most significant events in Dubai’s hospitality calendar for that year. Certainly, the global luxury travel community will follow the project closely from start to finish.
